Q: Will I get my deposit back?
A: We hope so! If you have followed the terms and conditions of your Lease and the move out procedures found on our website, there should be no reason why you should not receive your deposit back.
Q: What do I need to do to get it?
A: According to the Oklahoma Landlord and Tenant Act, you must request your deposit return in writing by certified mail. However, at Williams Property Management, we operate under "it's not our money, we don't want to keep it." Therefore, when you provide us with your Notice to Vacate, you will be asked for a forwarding address so that we can return your deposit to you. We will likely ask you for your forwarding address again when you return your keys, to verify or in the event you didn't have it when you returned the Notice to Vacate.
Q: How long will it take?
A: Oklahoma State Law allows FORTY-FIVE (45) days from the date request is made (remember, request should be made by certified mail AND request should be made made within 6 months of the last day of your lease or the last day you occupied the residence, whichever is later) for Landlord to return deposits. We will mail it to you by United States Postal Service to the address you provided.
